My preference is Drag wand straight lines . That's the rinse, the rotary does the cleaning except for the first 2 pictures of a runner thats just 2 passes with a drag wand using a rinse (no emulsifier)

But not many advantages



The only advantage to using the HWE/Steam Clean Method is ...

HWE is faster on medium to heavily soiled Residential carpet. It takes longer using VLM on those jobs. With VLM you need to slow down and let your machine do it's job. You can't just blast away using water pressure to clean with

Low soiled Residential it takes about the same amount of time using VLM or HWE

That's it faster on some Residential carpet



The list of disadvantages is LONG !!!

Since I do all methods, I'll comment on your list..

3 - NO doors open or security issues- SealADoor fixes those concerns that most floor owners dont care about, security issues are very rare for most cleaners, even my bank lets me keep the back door open and I'm VLM'ing too.
4 - NO doors open allowing cold air in warm air out SAD
5 - NO doors open allowing insects in SAD
6 - NO doors open allowing pets to get out SAD or bedroom
7 - NO close parking issues You dont need your van close by?
8 - NO dumping dirty water issues, sure, but no pad washing either, do you have two washer and driers or does your family's clothes get washed in the same machine?
9 - NO van door open inviting thieves Butler/PTO or AT if you live in a high crime area
10 - NO van door open allowing rain snow to pour in Butler/PTO or AT if you live in a high snow area
11 - NO long dry times Operator error
12 - NO dragging carrying vacuum solution hoses through rain mud snow, but rolling a heavy OP though both is fun?
13 - NO long set ups dragging carrying vacuum solution hoses from van to house up stairs to Bedrooms or down stairs to basements such is life, just like pulling a 100# OP up a staircase
14 - NO maintenance issues OP's need maintenance too.
15 - NO ridiculously priced TM $90K to earn $300k a year for at least ten years is hardly ridiculous.

18 - NO ridiculously priced Wands Rotovacs Stair Tools Air Movers Sprayers Upholstery Tools Door Seal etc etc etc, How are you cleaning stairs, corners, uph, tile, VLM, all with extra equipment, I hope..
19 - NO heaters needed at night to prevent TM freezing. Most successful cleaners I know have a shop or a garage.
20- NO worries of TM or solution hoses freezing on a job You worry a lot.
21 - NO worries of TM brake down or difficult repairs on a job, see above
22 - NO worries of wick back, VLM wicks too

24 - NO large lease or loan payments every month for TM chump change compare to most businesses that earn the owner 15-20k plus a month

3 - 4 - 5 I had a Seal a Door but it wasn't perfect. It can't do what a locked closed door does

7 - no I don't need to park close but of course it's easier if I can

8 - I'm been divorced for many years live alone and use same washer. The GROUP THINK will pounce on that

9 - 10 Not everybody has a $50, 000 Butler

11 - I agree but VLM dry times are faster

12 - 13 Much easier rolling Odyssey or Vibe IMO

14 - very very low maintenance no oil changes engine vacuum pumps cleaning dirty water tanks

15 - Hard to get started needing 90k

16 - 17 just more money going out and more cost of doing business for HWE

18 - cost for those are lower for VLM. Don't do tile

19 - If you have a garage you still need to heat it more cost of doing business. I have a house but no garage. I used a ceramic heaters in front middle and back. When it got below 10 degrees I put antifreeze in TM. 25 years of BULLSHIT. Yes I should have rented a garage but how would I know if the heat went out there. Too many problems owning a TM. Life is much easier using the VLM Method !!!

It’s great that you love VLM but don’t let that crowd your head with delusions of grandeur… just because you abandoned HWE doesn’t mean much to those that still use that and other methods to get the job done. HWE is still my preferred method but I now use VLM when I think it will benefit my customer. So far I haven’t had 1 customer request VLM over HWE. Normally I will suggest VLM on commercial jobs if the carpet isn’t trashed and if the customer needs to have floors dry asap.

I recall asking a guy in Santa Cruz 30 years ago ,who worked out of a pickup truck and only used Polysorb bonnets and a 175 (who's customers' loved him) how he went about cleaning pee, grease, funk etc...... his reply?

I rarely get calls for urine or rat nasties and I don't want to work in that kind of filth anymore

I don't care what method you use the only way to get 100% of urine out of carpet is REPLACEMENT

I don't lie to customers and I'm not scared of losing a job. Replacement is the only way to remove urine ... PERIOD !!!

If I do get a call in most cases my price scares them away or NO PROMISES of complete urine removal scares them away

Long time customers I will work with and I'm more reasonable with

If they want me to do it I will but NO PROMISES

I just tell them I will try my best. Carpet won't look new and there won't be complete urine removal but it will look and smell better when I'm finished

I use Just Gone or VacAway Odor Death x2 on urine

Weight and thick Microfiber Bonnets are your friends

And of course a heavy CRB is used to scrub the carpet with the cl02

I use a Tankless Vibe with 3 weights on each side for better absorption. That adds 24 pounds

Water claw any visible stains with added charge but make NO PROMISES
